Welcome to your ice house rental.

Description of rental

M&M Outfitters provides a portable ice house and basic equipment. This is a rental only—not a guide service. No guide, instruction, scouting, supervision, fish-location service, or guarantee of fishing success is included. The renter is responsible for personal safety and compliance with South Dakota Game, Fish & Parks regulations.

Rental term

Check-in is 3:30 PM. Check-out is 9:00 AM on the day following the rental period. Late checkout may result in additional fees.

Ice house movement

The house may be moved only by M&M Outfitters staff, with notice and approval. Moves are not guaranteed. There are no moves during weekday rentals, Monday through Thursday. Placement and movement remain at the owner’s discretion for safety.

Rates, payment & security deposit

• Rates are confirmed at booking and vary for weekday, weekend, and multi-day stays.
• Full payment is due before check-in unless otherwise agreed in writing.
• A non-refundable $100 security deposit is due at booking.
• A credit card and identification may be kept on file for incidentals.
• Cancellations caused by weather or unsafe ice may be rescheduled or refunded at the owner’s discretion.
• There are no refunds for early departure or failure to check in on time.

Use of the ice house

The renter must use the house lawfully and responsibly, follow rules and safety instructions, observe the occupancy limit, keep the premises clean and orderly, and promptly report damage. Smoking, illegal substances, and misuse are prohibited unless specifically approved in writing.

Damage, cleaning & inspection

The renter is financially responsible for damage, loss, broken equipment, excessive cleaning, and missing items. This includes the structure; heater, propane, generator, and electrical systems; furniture; electronics; and fishing equipment. M&M Outfitters may charge repair or replacement costs, cleaning costs, and lost rental revenue. The house may be inspected at check-in and after the rental.

Assumption of risk

The renter understands that ice fishing and winter activity involve risks, including changing ice conditions, extreme cold, slips and falls, and equipment malfunction. The renter voluntarily assumes these risks.

Release, liability & indemnification

The renter releases, waives, and holds harmless M&M Outfitters, its owner, employees, and agents from claims arising from use of the rental, ice or weather conditions, equipment failure, personal injury, or property damage. The renter agrees to indemnify and defend M&M Outfitters against third-party claims related to the renter’s use.

No warranties

The rental is provided as is. M&M Outfitters makes no warranty regarding safety, ice conditions, or fitness for a particular purpose.

Termination without refund

M&M Outfitters may terminate the rental without refund for a safety violation, misuse, illegal activity, or nonpayment.

Minors & group responsibility

The renter is responsible for every occupant, including minors. A parent or guardian must accept responsibility for participating minors, and an occupant list may be required.

Governing law

This agreement is governed by the laws of the State of South Dakota.

Entire agreement

This agreement contains the entire understanding between the parties. Verbal agreements do not apply unless confirmed in writing and signed.

Signatures & electronic acceptance

The renter confirms that they have read, understand, and agree to these terms. Electronic signatures and electronic acceptance are legally binding. Owner: Kasey Klapprodt, M&M Outfitters.
